Home improvements like renovations or updates to your home are an important factor in determining your home value and our purchase offer. It’s important you tell us about them in your offer request. Yes. Photos are typically optional but in some cases photos may be required. Some reasons we may require photos include the home’s age, lack of comparable properties, or because we feel that we can’t get an accurate idea of the value of your home without photos. If we determine that photos are required, you’ll receive an email from our team.

Yes. Home values fluctuate based on market activity, competition, and other factors. Our home offers expire three days from the date of the offer. However, FlashHouse is happy to provide you with an updated offer at any time, just reply to your initial FlashOffer email. Please be aware that the renewed offer price may be unchanged, higher or lower than your original offer. The offer depends on market conditions. In rare instances, we may conclude that we’re not able to renew an offer.

With FlashHouse, you have the freedom to select your home closing date. If needed, we can close in as few as 14 days. If you prefer more time, our team can accommodate a closing date as long as 60 days.

In short, we take on all the costs, risks, hassles, and headaches associated with selling a home and you no longer need to stress about any of it!

While it depends on the condition of the home, FlashHouse usually performs light home renovations to get it market-ready. Then we’ll post For Sale signs, promote and hold open houses, manage all listing paperwork, talk to real agents, negotiate with home buyers, work with the home appraiser, worry about buyer financing falling through, pay holding costs, utilities and association dues.

As with any home sale, sellers are responsible for certain home closing costs. Closing fees may include title insurance, escrow fees, HOA transfers fees, taxes, document transfers and other customary fees. They may differ based on the market and typically range from 1% to 3% of the purchase price. The FlashHouse team is always willing to help you work with the title company or attorney’s office handling the transaction to get an accurate estimate of your net proceeds.

Home values found on sites like Zillow, Trulia, Realtor.com, and Redfin, are determined by each respective site’s computer-generated algorithms. The estimated values are limited by the data available to them through public records. They only consider the housing market’s history; not where it’s going.

Yes. FlashHouse will execute an on-site inspection of your home within 15 days of the signed agreement. The intention of the inspection is to verify the specifications of your home, its condition, and necessary repairs.

A FlashHouse team member, licensed property inspector, or both will perform the on-site analysis. If additional expertise is needed, we partner with licensed contractors to gain necessary insights and work with you to coordinate any additional property inspections.

FlashHouse will need admission to review your entire home property for the onsite analysis. Once your inspection is scheduled, we’ll send you a guide to help prepare for the inspection along with information on the most common items we evaluate during the inspection.

If our inspection affirms that repairs are necessary, you’ll have the following options:

  1. Provide FlashHouse with a credit. We’re able to keep required repair credits to a minimum and reasonable price thanks to our overall  volume and resources. If you choose this option, an addendum would be added to the contract for you to sign. This is the most popular option by our home sellers because it requires no money out of pocket and no work done by you.
  2. You make the repairs before closing. If you choose this option you’ll need to hire a licensed contractor to make all the obligatory repairs provided on a list from FlashHouse before closing. It will be your responsibility to guarantee all repairs are completed to relevant building codes. FlashHouse requires proof of work completion, the contractor’s name and license number, before and after photos, expense receipts, and visual approval by FlashHouse during the final walk-through.
  3. Decline to make any requested repairs or issue a credit. With this option, FlashHouse may then choose to repeal the contract or they may choose to move forward with the purchase of the home. If FlashHouse elects to cancel the contract, there is no penalty to either party. Be mindful that these repairs will quite probably need to be addressed regardless. A home buyer in a  traditional process will usually want these same issues fixed (or credited) before they agree to buy your home.

On occasion, the repairs needed on a home may be significant and require financing to complete or specific expertise to execute. In these cases we will offer the option of a credit only to relieve you of undue stress.

FlashHouse performs a final walk-through of the home after you’ve moved out. This home inspection is to confirm the status of the home’s condition and to ensure all personal property has been removed. For an on-time closing, it’s crucial that all personal belongings and trash are removed. The condition of the property must remain the same from the start of the contract through transfer to FlashHouse. This includes outdoors and amenities like landscaping and pool maintenance. If you had repairs completed by a licensed contractor, a FlashHouse representative will approve the repairs. The walk-through should take approximately 30 minutes. You’re not required to be present for the inspection.

FlashHouse will expedite the process if you need to close immediately. The minimum time frames are:

  1. Homes with no Point of Sale: 11 business days
  2. Homes in a Point of Sale: 21 business days

No problem! We’ll assist you in selecting a day up to 60 days from your signed contract date. If you need to adjust the date as it nears, simply let your Concierge Specialist know and we’ll amend your purchase contract. If you need to close after the 60-day time frame, we may be able to extend on a case-by-case basis.

FlashHouse works with Ohio Real Title. The title company assures the validity of the title then releases title insurance for the home. They manage the escrow account and funds for the transaction, including the earnest money deposit from FlashHouse, payments to mortgage companies, HOA (Homeowners Association) dues and any other relevant funds.

Yes, we can adjust your closing date at any point throughout the home selling process. You have up to 60 days to close on the sale of your home to FlashHouse and we are able to adjust this date within this period to your schedule.

Yes, you may stay in your home for a maximum of three days beyond closing. This supports home sellers to avoid the pressure of closing and moving on the same day. FlashHouse aims to mitigate the stress that often accompanies selling your home and moving. If you need to stay in the home past the close date, you’ll need to sign a post-possession agreement. Details apply, there is no additional fee.

The title company or attorney's office managing the home transaction will distribute the final mortgage payoff amount to your lender.  The remaining funds (minus closing costs) will then be wired to your bank account.

A time that’s convenient for you to sign the documents will be arranged through the title company or attorney’s office handling the transaction . The home closing usually occurs at the office of the title company or attorney. If you’d prefer, you may request a mobile notary to visit you. The day this happens is officially the closing date or close of escrow. On your closing date, the sale is publicly documented and the proceeds are distributed. Timing may vary based on your state of residence and the time of day your documents are signed.

All personal belongings and trash must be removed at least 24 hours before closing. It’s required that the condition of the property is consistent at the start of the contract through transfer to FlashHouse. This includes landscaping and pool maintenance. FlashHouse must verify the condition of the property before closing. If any personal belongings and/or trash remain or the home’s condition isn’t consistent with when it went under contract, your closing may be delayed.

Commonly, the washer, dryer, refrigerator, stove, and dishwasher may be taken.

You must leave all built-in appliances, keys, relevant remote controls and all items that belong with the home. Built-in appliances include, but are not limited to: your dishwasher, built-in microwave, stove, oven, cooktops, ice machines, trash compactors, water softeners, built-in refrigerators, R/O systems, window treatments, central vacuum and hoses, garage door openers and remote controls, pool equipment, built-in BBQs or fire pits, ceiling fans and light fixtures, pool fencing, pool cleaning systems, exterior landscaping, exterior lighting, and built-in audio equipment such as speakers.
