FlashHouse will need admission to review your entire home property for the onsite analysis. Once your inspection is scheduled, we’ll send you a guide to help prepare for the inspection along with information on the most common items we evaluate during the inspection.
If our inspection affirms that repairs are necessary, you’ll have the following options:
On occasion, the repairs needed on a home may be significant and require financing to complete or specific expertise to execute. In these cases we will offer the option of a credit only to relieve you of undue stress.
FlashHouse performs a final walk-through of the home after you’ve moved out. This home inspection is to confirm the status of the home’s condition and to ensure all personal property has been removed. For an on-time closing, it’s crucial that all personal belongings and trash are removed. The condition of the property must remain the same from the start of the contract through transfer to FlashHouse. This includes outdoors and amenities like landscaping and pool maintenance. If you had repairs completed by a licensed contractor, a FlashHouse representative will approve the repairs. The walk-through should take approximately 30 minutes. You’re not required to be present for the inspection.
FlashHouse will expedite the process if you need to close immediately. The minimum time frames are:
No problem! We’ll assist you in selecting a day up to 60 days from your signed contract date. If you need to adjust the date as it nears, simply let your Concierge Specialist know and we’ll amend your purchase contract. If you need to close after the 60-day time frame, we may be able to extend on a case-by-case basis.
FlashHouse works with Ohio Real Title. The title company assures the validity of the title then releases title insurance for the home. They manage the escrow account and funds for the transaction, including the earnest money deposit from FlashHouse, payments to mortgage companies, HOA (Homeowners Association) dues and any other relevant funds.
Yes, you may stay in your home for a maximum of three days beyond closing. This supports home sellers to avoid the pressure of closing and moving on the same day. FlashHouse aims to mitigate the stress that often accompanies selling your home and moving. If you need to stay in the home past the close date, you’ll need to sign a post-possession agreement. Details apply, there is no additional fee.
The title company or attorney's office managing the home transaction will distribute the final mortgage payoff amount to your lender. The remaining funds (minus closing costs) will then be wired to your bank account.
All personal belongings and trash must be removed at least 24 hours before closing. It’s required that the condition of the property is consistent at the start of the contract through transfer to FlashHouse. This includes landscaping and pool maintenance. FlashHouse must verify the condition of the property before closing. If any personal belongings and/or trash remain or the home’s condition isn’t consistent with when it went under contract, your closing may be delayed.
Commonly, the washer, dryer, refrigerator, stove, and dishwasher may be taken.
You must leave all built-in appliances, keys, relevant remote controls and all items that belong with the home. Built-in appliances include, but are not limited to: your dishwasher, built-in microwave, stove, oven, cooktops, ice machines, trash compactors, water softeners, built-in refrigerators, R/O systems, window treatments, central vacuum and hoses, garage door openers and remote controls, pool equipment, built-in BBQs or fire pits, ceiling fans and light fixtures, pool fencing, pool cleaning systems, exterior landscaping, exterior lighting, and built-in audio equipment such as speakers.
